New Guide Dispels Four Texas Protest Myths and Maps Every Appeal Level

Oct 14, 2026

A new Texas property tax protest guide addresses four common owner myths, outlines each appeal level from the informal meeting to court, and explains why recent exemption increases do not replace a protest of an inflated appraised value.

Jersey Village, United States, October 14, 2026 /NewsNetwork/ -- A new guide to the Texas property tax protest process addresses four myths that lead owners to accept untested property values, and it walks through every level of appeal, from the informal meeting with an appraisal district to district court. The guide is available at https://theambrosegroup.com/texas-property-tax-protest-guide/.

The guide arrives as owners adjust to a changed tax picture. Texas voters approved a package of property tax relief amendments in November 2025 that raised the school district homestead exemption from $100,000 to $140,000, raised the additional exemption for owners 65 and older or disabled from $10,000 to $60,000, and raised the business personal property exemption from $2,500 to $125,000 starting in 2026. The guide points out that exemptions are subtracted from the appraised value, so an overstated value still produces an overstated tax bill.

“Owners who lose money aren’t the ones who protest badly — they’re the ones who don’t protest at all, or who believe a myth and give up early,” wrote Daniel Ambrose, MAI, Executive Vice President of Tax Services, in the guide.

The four myths covered are that all property tax firms are the same, that last year’s value is a floor, that a recent purchase price automatically sets the value, and that protesting leads to a higher value later. On purchase years, the guide notes that Texas is a non-disclosure state, so appraisal districts do not see commercial sale prices and must estimate them. In one case described in the guide, a shopping center bought for $90 million was assessed at $95 million and later came back at $62 million after an administrative protest and a lawsuit. The figures are as stated by the firm, the client is not identified, and the guide notes that no outcome is guaranteed.

The protest deadline is May 15, or 30 days after the Notice of Appraised Value was delivered, whichever is later, and filing is free. After that, the guide describes four levels: the informal meeting, the Appraisal Review Board hearing, binding arbitration, appeal to the State Office of Administrative Hearings, or district court, and the next year’s cycle. Binding arbitration, in which an independent arbitrator issues a decision that binds the district, is explained at https://theambrosegroup.com/property-tax-binding-arbitration-consultation/. Appeal windows after an Appraisal Review Board order run from the date the owner receives notice of the order.

The guide also compares handling a straightforward residential protest independently with working with a property tax consultant. It identifies commercial property, purchase years, appeals after an Appraisal Review Board ruling, and large portfolios as situations where representation is most useful. Information on that service is available at https://theambrosegroup.com/property-tax-consulting/.

With the 2026 protest season over, the guide encourages owners to begin gathering sales comparables, income and expense data, and condition documentation well before notices arrive next April. Background on the firm is available at https://theambrosegroup.com/about-real-estate-company/.
